Apartment Prices in Sopot

Hey

I was wondering what typically is the cost per square metre of purchasing an apartment in Sopot at the moment. From my research and converstaion re Poland, everyone seems to confirm that this a very good address/area.

Has anyone invested in that area/

Sopot is one of the nices areas by the Polish Baltic sea indeed. I think you would pay about $2000-$2500 per square meter (apartments by the seaside go for 50-100% more)...

prices in sopot go from about 6K zl - extremely cheap - to about 17K zl - extremely expensive

ive got a place on the market for 8K zl at the moment which i consider the going rate

Bubbawoo,

Ive seen some new developments being built priced at around 12000zl per sq m. Are new developments more expensive than secon hand. Where is your apartment in Sopot?

What do you think of the rental potential in the area?

All this talk about Poles not being able to own these flats in Sopot because their too expensive. Listen Poland per e may be relativey poor. But there are alot of wealthy Polish people. Those that have shops, buisness. Bloody hell you should see the house some of the doctors in Wejherowo live in. Sopot is also kinda a Poole/Bournemouth by see Infact there are many similarities really, both have wealthy residents, both have tennis and yatch clubs, both have sea, sand and beer. Both have a large tourist population. We have some aquaintances in Jurata by the sea, they own a general store which is only open during the touist season and shuts the rest of the time. They work for about three months a year and thats it. All this nonsense about foreigners buying all the flats. I suppose we foreigners are the ones driving all the mercs and bmws and 4x4 in Tri-city? Infact withou the thousands of rich foriegners Klf shopping center would collapse. Get real. Fact Warzaw, Krkow, Zacopane, Tri-city has a lot of wealthy (relatively) people. Many of our friends receive their wages in Euros as they work for major international companes. What about for example Polish doctors coming to the UK and earning ₤50,000 plus do you not think they aren't reinvesting their cash in places like Sopot etc I'm goig to bed balls to this. Fact Poland is poor country with rich people in it.

Sometimes I don't understand what you are saying, you seem to be all over the place (not those damm mushrooms again) Are you saying the rich people are the ones who have come from overseas, if that' s the case won't it create a lot of tension between the locals and new rich from overseas?

Depends on how the situation will develop. As for foreigners pushing up the apartment prices, I would say that the bigger part in this phenomenon are playing Poles that are working abroad. Those few foreigners don’t make a big difference if you ask me.

The Irish/english real estate companies tend to create a rush/panic situating thereby causing a spiraling price increase, the pole working his guts out in GB is not going to fall for this trick. He will do his home work and avoid those overnight cowboys.
There is still the two price system in Poland, price for the locals and the price for those from overseas.
Like anything else real estate works on price and demand.
Overseas companies still see Poland as a cheap real estate market and they just pay the asking price.
The poles who have worked in other countries have not done there country men a favour.
