10% of apartment price on signing preliminary purchase agreement and the rest (90%) on completion. (i believe 5000 zloty to reserve an apartment)

7500 zloty per square metre.

exchange rate £1 = 5.4zloty

about £1450 per square metre at current exchange rates.

10/90 presumably means 10% deposit and 90% at completion of build or some other legalese stage of the whole convoluted process.

You'll find that it's Poles who are buying up in many of the new developments :o), and especially in the first building released here in WISLA.

this is very expensive for Wisla, but still cheaper than in Zakopane (circa 11000 PLN per m2, similar to Krakow).
I am selling new-build apartments in the city of Bielsko Biala, 200k population and nearby to Wisla - a nice city with industry and good rental potential - for between 4500-5500 PLN per m2 at the moment

If there are too many rich Poles pushing up prices then why should it crash. To me the fact that it is the Poles who are getting wealthier and it is them who are driving the market this is a better buy than places like Bulgaria where the whole thing is held together by foreign speculators.

Basic econimics for inkrakow2day: Supply is low, demand is high, buyers are getting richer, prices rise. Sounds to me like sour grapes! I met someone in the UK eight years ago who would not buy because he was sure the market was going to crash. Big mistake!

This is what I am seeing ..... Poles are definitely getting wealthier ..... the first building in Wisla was sold out mainly to Poles; these developments are classed as at the 'luxury' end of the market, and yet are being snapped up.

We are also about to release 22 houses, terraced and semi-detached in the oldest town in Mazury, historical Pasym.

The properties will range from 140m2 to 150m2, on plots of 800m2 to 1200m2 respectively.

Prices will not be cheap, ranging from 961 680zł to 1 211 680zł (£192,336 to £242,336)
, taking an exchange rate of 5zł to £1
