COMMERCIAL PROPERTY IN WARSAW

Hi there, my name is Liam and I'm a New Zealander living in Dublin with approval from WBK bank to buy residential buy to let to the value of E200k. Just wondering whether I could go commercial instead for that sort of money in Warsaw. Would I get a decent urban commercial property in the city for that sort of money? Maybe I would be better going this direction rather than residential. I'm on an inspection trip to Warsaw with a reputable Irish real estate agency in two weeks time and so if you've got any comments or recommendations for me (or websites?) then I'd appreciate any feedback at all. I think either way - you could buy a commercial property to renovate maybe. I don't think you'll get a decent on in the city for 200k.

Many thanks "Hello"... yeah perhaps I'll look further out into the suburbs. Anywhere close enough to Warsaw and particularly if it has exisiting tenants on a long term lease. Someone on another post suggested ober-haus dot pee ell and this seems quite a decent site... thanks, Liam

Hi Liam,
Generally speaking you dont get long term commercial leases in Poland like we have in Ireland and the U.K. I think that most leases would be 5 to 10 years with the latter being the max.

Hopefully not.

Can't you do anything productive ? Only make money on other people ?

Thanks JK, I wouldn't mind tenancies of 5-10 years it seems alot easier than juggling residential tenants. Have you been involved in commercial property as a tenant perhaps or you've found this out in another way...? Kind regards, Liam

I am in Poland at the moment sourcing sites for apartments. I am also looking out for commercial opportunities for some clients. I am not really into commercial myself but from talking to bankers and agents here I would appear a 10 year lease is considered a long lease in Poland. If you email me seperately details of what you are looking for and funds available I will see whats available. i am in the Tricity area for 2/3 days every second week.

Everyone makes money from other people. Look at the billions in aid that Poland is getting from other E.U. countries. I am paying some of that in the tax I pay in Ireland. For many years Ireland also received much more in aid than we paid in. There is nothing wrong with free movement of money and labour. Some 200000 Polish people are now working in Ireland. Our population is only 4m so Poles now make up some 5% of our population. We are not saying send them home because they may be taking jobs from Irish people. Foreign investors and developers are coming into Poland to make money. However, they are helping Polish people to get better housing and providing employment along with bringing more money into the country. Everyone should benefit.

Hi JK, I am looking for a commercial opportunity (I'd originally thought in Warsaw, bec. we all know that capitals with population drifts, e.g. Dublin have fared better) where there's a sitting tenant on a lease going forward for the next few years just so the investment settles in alright without any rocky patches. I'm hoping to raise E200K and I'd be obliged if you were to keep an eye out in the Tri-City for opportunities. Is there any way I can send my email to you privately?

maybe i am not very goog in english but i am good in maths
you will buy 3000 m2 commercial properity in poland for 600 000 zl fil that place by tenants ich will pay about 7 zl/m2 over a year thats 210 000 zł so after 3 year you will have your maney back. of course that is perfect scenario but i think its worth it to concider. interested

off course you have to pay land tax income tax vat tax and you have to heve someone to run that for you but i think it is still worth it. the prices i shown are not availible in a big cities but i known the area where this is possible

I'm just back from Warsaw where I was looking at an 80m2 commercial property in Ursynow suburb for 600 000 zl. The rent being paid was 3750 zl but I think that I will miss out on this property as the tenant has first rights as a purchaser. CAn you tell me where I can get a good commercial property in Warsaw/Poland? Maybe you know a few websites? I'd appreciate your advice... thanks Liam
