Hi there, There is a new development beside the U Scheiblera lofts priced at 8000 z/sqm. Its staged payments, completed end 2008. I was going to go for a 55 sqm apt. While they are a modern build they are bigger than the lofts. I believe these apts will appreciate well, due to being right beside U Scheiblera. What do you think ?

@the46gang if you are really interested in capital appreciation, i am currently having for sale a loft in uscheiblera at 6500 z/sqm! you pay in instalments and you can be sure you own an appartment in the most sophisticated development the city of Lodz is ever going to have...

(1) there are no stage payments in uscheiblera! you pay 85% of the price at the day you take delivery of your appartment. (2) delivery date for uscheiblera project is end of 2008.

Is it true that there is a problem with dangerous chemicals which had previously been used in the factory, and which have penetrated the walls of the building being converted into U Scheiblera 1? Will this extend the time needed for completion of this project and will the project be safe?

See the thread "property in Lodz - anyone any experience" with lots of ramblings about this loft development including mine!! Totally overpriced from an investment point of view in my books unless you just want a lux pad for yourself in which case who cares! The average price of a residencial property in Lodz is currently about 4,500 PLN per sqm.

i know some poles who live and work abroad and invest savings in back polish property. maybe we should acuse them as conspiring to increase prices. maybe we stop trade altogether, maybe we go back to communism... free trade is not fair per se, its just a mechanism and fair by result. trade fills in the gaps, there are no vacuums. poles should not complain about accomodation. they are all provided with, the communistic blocs where with a rent of 100 euros you get a decent 70 sqm appt. those who complain are those who aspire to live in better conditions and they cannot afford it. poles have two prevalent traits: (1) complaining/nagging about everything, particularly about their financial situation which does not allow them to take ful profit of mediamarkt offers and change to a new car every 3 years and (2) they somehow consider that by force of natural law they should be enjoying no less than others. why others and not us? they want, need, must have.... i know poles living in poland that with a meagre salary they try to live the tv lifestyle, vacation abroad, good car, etc etc. and then get frustrated. poland has been hit hard by capitalism. excused though; imagine how it is one night to sleep in a state of absolute control where basic food is rationed with state coupons and next morning wake up only to be beaten by the force of product advertising and a carrefour where the plethora is dazzling. one should be excused and allow time for adjustment.

I have to agree with the sentiment of lodzinvest. I have spent a long time looking and investing in Property around the world. I have invested in the uscheiblera project. I as I know many others have, I can see the potential. When this project is finished it will rejuvenate the area and will place you would like to live. Adjacent areas will almost certainly benefit as the knock on effect ripples out.

The Lofts at U Scheiblera when finished will be nice, really nice. The immediate area will be regenerated and will have some wonderful facilities. I have been going regularly now for 2 1/2 years and visit every 5 - 6 weeks. Every time I go back I see more and more changes (for the better). The near by textorial-park for example will provide a new business park (see link http://textorial-park.pl) which will attract professional businesses. U Scheiblera is not the cheapest development, you will find cheaper, but then there is nothing else really quite like it in the city and quality will always sell. There are more attractive cities in Poland no doubt but property there has already increased lots. Lodz has loads of potential, thats what makes it particularly attractive for me.

Hi there! I just want to say - yes, if you want to buy sth in Lodz - go for the lofts! At the moment there are quite a few offers of people, who want to sell their lofts before completion as they purchased them as an investment. The present situation doesn't help them too much and they are selling with very little profit if any at all. Once the lofts are ready the price will go up. It is perfect moment to buy one now! ...and yes it will be a landmark - landmarks are always well priced... regards
