Real estate agency in Poland (that does not target foreigners)

Does anyone have a tip for a real estate agency website that does not target foreigners? If you as a Pole would buy an apartment in Warsaw, where would you go? I'm thinking about buying a small studio in central Warsaw, that's why I ask.

How about single family homes in Poland? I see so much about apartments but what about single family homes on land of perhaps 1,000 or 5,000 square meters. Something a little ways out of town perhaps or out on the baltic sea coast?

the reason you dont see too many of those types of homes is because of the permit system. It is dificult for a foreigner to buy houses and land till 2009 so they say.

Actually, foreigners will be able to buy houses standing on 1 hectare of land or more without a permit, starting in the year 2012. This also applies to 'land of 1 hectare or more' as well. I mentioned this in another recent thread under "Poland Real Estate".

I thought foreigners were going to have some kind of relief 5 years after Poland joined the EU? I am aware of the 2012 issue, but what about normal inner city houses for example, with smaller plots.

Actually, the original year was intended to be around 2018. After Poland joined the EU, that year was reduced to 2012. I think this is what you are referring to.

Houses which are located on plots of land not equal to or greater than 1 hectare aren't much of a problem to purchase without a permit. The key number in determing if a property is eligible to fall under the 'farm or farmland' category is "equal to or greater than 1 hectare of arable land". So, if you define a 'smaller plot' of that being less than 1 hectare, then a foreigner wishing to purchase such a property without a permit today shouldn't pose much of a problem.

Here is a real estate Website ( data Base)that does not target foreigners but has a translation in English ( click the little British flag).

The sites which don't target foreigners definitely show definitely more reasonnably priced properties and are for everyone.

Yes, but you can only buy one as a foreigner. I bought such a property and needed to get a resident card before completion, i was also not allowed to rent the property and had to base myself there permanently.

I remember reading something somewhere about 2009, for lifting the restrictions on buying houses not located on plots over 1 hectare. But then again i have read lots of different stats on this subject and no body seems to know the answers for sure, not even solicitors or legal advisors.

That's very true. Dominium.pl is OK but it only shows new builds in Krakow. If you are more interested in the secondary market try mamdom.com and read the sticky at the start of this forum

Thanks for the sites! Wow... a small studio already costs 100,000 euro... that's more expensive than Amsterdam, I think. I'll probably have to wait till the housing market collapses :(

Yes here I go!! Right on, Mamdom is a portal. What does a portal do? It lists offers from agents. What type of agents? Polish ones, not the ones targeting foreign buyers. Better still - agents who actually offer some level of customer service!
