Apartement in Torun - what is a reasonable offer?

Hi,

I'm looking for a nice apartement in Torun, 75-100 sqm. Price 250.000-400.000 PLN.
I'm foreigner and will buy for my polish girlfriend and her son (and my self of course)

We prefer a newer apartement just outside old city.

If you want to give an offer lower than the price set by the real estate agency, how much is it custom/reasonable to go down?
