Hi All,

I've got a lovely brand new unfurnished 3 room, 2 bathroom 80m2 flat on the 13th floor of the Okopowa development. With a glass enclosed balcony you get great views of Warsaw. The property includes a garage and is constantly monitored. The property is close to all amenities, including trams.

The price is 3600zl/month

its amazing how you can save 100 pln a month on this flat just by reading a different thread, typical polish pricing :)

I do not believe that the price is ridiculous as your reply may suggest. Indeed these flats go for around 1million zl on the open market.

Don't forget that this flat is kitted out to a very high standard inside with solid wooden flooring, and comes with an underground parking space and a storage room in the basement. Depending on the length of occupation required the price is, of course, negotiable.

In addition there are three good sized rooms with 2 bathrooms and is located in a highly sought after neighbourhood.

That's about £220K or thereabouts.


Not a bad return if you are charging about £780 per month rent. Unfurnished ? And white goods included/not included in that rent ?

Rents for similar properties in UK <outside of London> are difficult at present cos of the credit crunch . So I don't know what the market is like in Poland but it does appear a bit on the high side to me.


Thing is, rental achieved does not go off the Sale price of the property, more to do with floor space,location, quality of apartment furnishings and fixtures etc.


Obviously if your apartment has some added advantages e.g storage and car parking space , then it should be easier to let out than other similar sized properties in the area.

It is a bit steep for an unfurnished apartment.

You're actually out by a good 200,000zl on your price there. Just look at this one, it's on your street, same size and is also brand spanking new: http://www.domiporta.pl/details,191,107349614.asp Sure it's unfinished but 80,000 would be enough to finish it. Seeing as how that particular property is listed with at least eight agencies, it's a safe bet that the owner is finding it rather hard to shift the thing!

if you want to rent to footloose expats then put some furniture in - simple logic really and you might find some takers if their company is paying. If you want to rent to Poles you'll need to lower your price.
