Decent property management company in krakow

Hi,

I'm looking for a company that will manage my apartment for me in Krakow. It's located in a new development in the city centre and I'm hoping to find a tenant in the next few months. Ideally I'd like a company that can just take it off my hands but at the same time provide a decent service so I can attract a good tenant e.g a corporate let or something similar. I'm not Polish speaking, so they will need to speak English. Any ideas?

Hi,

I can recommend TOWER company (tower-krakow.pl),they have an office at the Main Square. A friend of mine owns an apartment in Krakow center. I was supposed to take care of it at first but then we found them and now it's been two years as they manage. No complains and they speak English very well:)

Also Krakow Property Group (click here) are good.
A friend from Ireland has given their flat to them and they have been very professional and speak English, of course.

I recommend Property Krakow Group as well.

I’ve used a variety of services from them over the past few years, and they have been consistently professional and have yet to disappoint. They have a really good team of English speaking staff and they know the sales/rental/management market in Krakow as well anyone.

I looked myself on the PKG website and there is one thing that is weird:

So apart from the 3% fee on selling, they also charge an UNKNOWN number of hours
multiplied by 250-350 PLN/hour, for a lawyer to check the property documents.

The question is: in which ways does this lawyer, guarantee that the property is safe to buy, and doesn't have any requests or unpaid debts to other 3rd parties?

A lawyer could check nothing, charge you 2000 PLN, and that's it.

How does the lawyer guarantee anything at all?

Agency fees 3%

Most Polish real estate agencies have a commission charge of around 3% on the purchase of residential property. Sometimes this fee is negotiable, depending on the value and complexity of the transaction.

Other costs:

Lawyer: approximately 250-350 PLN per hour

The notary is an impartial intermediary between the buyer and the seller, and does not represent the specific interest of the buyer, apart from adhering to the laws in Poland. Therefore, many investors choose to add an extra layer of security by employing a lawyer to check contracts for them before signing. This should not be more than a few hours work.

We don't charge lawyer's fees. This is just information about how much lawyers cost, if a buyer wants to engage a lawyer to add an extra layer of safety/security to their transaction, then it's up to them and the fee is worked out between the client and the lawyer

They provide a service but act like you work for them or that they, and they alone, are some kind of god.
To heck with them, notaries provide a service and anyone who has been to one in the last 10 years knows that many of them are knackers in suits.
