Rental situation in Krakow

What are the rents like for apartments in Krakow. Have they come down in the past year. If yes, by how much.

What are the rents like for apartments in Krakow. Have they come down in the past year. If yes, by how much.

Rental prices peaked in Krakow around the same time as sales prices, in mid-2007.

Since then, prices have fallen around 20-30% on average.

In 2009, there has been a lot more supply on the market, but rents have stabilished since the spring.

This supply has come from the end of the boom - apartments which were bought off plan in 2007, and only completed this year. Many such apartments were bought by investors, and they have needed to rent them out to cover mortgages etc.

The rental market was pretty strong in September/October, traditionally the busiest time of the year. If you are an owner, and missed out on renting your apartment during this time, then the market is much quieter now, and I would recommend discounting your price in order to secure a tenant - after all, a little less income than you would ideally like is better than no income at all.

If you are a prospective tenant, then there are some good deals to be had at the moment, and negotiation on prices is recommended.

This is not correct, the average rental for a good standard 50m2 apartment in the centre of Krakow is 2000zl/month. You take your examples, and I will give you the true average.

I have a 110 m2 apartment to rent for 6000zl/month but I guess it is more than an average flat.

lol - 6000zl = £1,400 who is your rental market, because its only going to be a 2 bed apartment...
