Warsaw Apartments Prices

An Irish friend of mine in 2006 paid deposits on two 48m2 apartments in a development on Tulipanow Street, Piaseczno, Warsaw. Contracts were signed at 5300 per m2 plus 1000 per m2 for fit out. Parking was 25000.
I have a good idea of prices in Gdansk but havent a clue for Warsaw. The development is almost completed and my friend would like to know whether values have increased since and, if so, what are they now. Also what rent he could get.

I see one apartment for sale on that street on Gratka.pl. It is a new build, so perhaps the same development as your friends. The asking price was 5700/m2 in November, but that was recently dropped to 4300/m2 plus 20k for parking.

There are a few terraced houses for sale on that street and neighbouring streets in the range of 3500 - 4000PLN/m2.

Rental price likely to be about 30-35 PLN/m2

Hi. I think that the value now is more or less similar than what he paid, It will probably be going down in the near future but he bought before the top of the market bubble, so I think that in a few years they should be worth more than the price he paid...

The rent... I'm not sure but If It will be furnished then finding somebody willing to pay 1400PLN a month shouldn't be a problem.

lol.. would you pay 1400zl a month for a two bedroom flat plus ongoings..hmmm

Thanks for the replies. At 48M2 I would think that they would be 1 bedroomed flats. Would 1400 pm be too much to expect ?

Well, I'm not sure about the transport between that area and the center of Warsaw but unless It's very difficult then 1400 a month for a new, brand new furnished flat should be more or less the market price.

Agreed. If access/commute into central Warsaw is reasonably convenient then 1400zl + costs is a very reasonable rent, and 48m2 would make for a fairly generous sized 1 bed by Polish standards. Brand new, fully furnished, throw in the parking space and it sounds like a very good deal to me. Maybe 1500 - 1600.
