Poland becomes real estate leader

Poland has the 2nd most attractive real estate market in Central-Eastern Europe and the 9th in the world, according to the Real Estate Opportunity Index 2008 ranking by A.T. Kerney strategy consulting company.

- The ranking weighs risks and opportunities of real estate development in emerging markets and Poland is the most balanced market in CEE – Aleksander Kwiatkowski, president of A.T. Kearney Polska, has told TVN24.

My comment:

It is interesting that the article states, "Poland...might experience a boom in investments in real estate in the near future". So the boom hasn't started yet? It seems to me that prices have already skyrocketed since moving here 6 years ago.

Which is more dependable, a single individual hearing 'the word on the street', or a more confirmed version online quoting UEFA head Michel Platini and Poland's prime minister Donald Tusk? :-)

well thats a very good question and not one im going to answer.

what i wrote s that word on the street is that the decision to pull has already been made. im hearing this repeatedly and im hearing it from poles. its hear-say - word on the street

however

i feel pretty sure that polish politicians will be saying they are more than capable of getting it completed on time, right up until the games open, in another country ;)

I have read a couple of articals and government press releases lately that state the "Eu regualtions and Polish laws conflict" and that all work on the new motorways will stop for at least the next 6 months as some 36 billion euros will be witheld until the Polish laws are changed. As the period for completing the road infastructure was very short indeed, this will mean that the likelihhod of the projects being completed by 2012 in time for the European Championships is highly unlikely. Even if the stadiums are ready, the road systems and hotels will not be in place. Hotels cannot be built as the routes of the new roads have not been decided yet. Who is going to build a 4-5* hotel and then find its going to be in the middle of a field?. I fear this is going to turn into a terrible mess.

Avalon, how recent was the news? I also read similar stories, however, this was older news. I don't pay attention to the 'old' news, only the more recent developments. Poland is more ready than Ukraine is for the Euro 2012 football competition and if Ukraine isn't adequately prepared, Poland offered to hold more games in their country. As I see it, either way, it will take place at least in Poland.

No, but I already had invested long ago in Polish real estate, way before the European Union was even a thought. My investments don't depend on the Euro 2012 decision, however, it would certainly enhance real estate investments for any existing owner.

Are your investment decisions resting on the outcome VaFunkoolo?

I tend to backup my opinions with objective news sources and other pertinent links, and not hot air. Too many people often comment about real estate without providing essential sources. Thus, it is usually entirely their personal feeling or opinion.

Not really. It's just another factor

Ive got realestate in the area too and had been looking towards 2012 as my get out but this is based on a number of factors, not just the football

I am in Sopot now, talking to people about future investments and 2012 is definately part of the equation for them. They are feeling uncertain about it. But then again, some of them are spending huge amounts today that they probably wont get back tomorrow. I am not sure what to think but wont base my investments entirely on the football

The news was from yesterdays edition of "thenews.pl" online, it's the second artical about the infastructure that I have read in the past few days and is not old news. Like you, I will be dissapointed if the new motorway between Krakow and the Ukraine is not completed as it will affect my investment plans for the future. You have been here in Poland as long as I have and you obviously realise that the Polish government has made many promises concerning the readiness of the various projects but the reality is that nobody in the ministries seems to have a clue about the urgency of the time constrictions that are applicable in this case. Platini may well be able to judge when a stadium (under construction) will be complete but seriously doubt his ability to understand the planning of infastructure and commercial buildings (hotels) when the "studiums" for the towns involved have not even been completed after they became law 4 years ago. The ideas from the top are sound but the "will to do" at the lower levels is not there.

The official word is the reverse of the "word on the street".

There are concerns that Ukraine may not be upto speed although some may argue that Poland are not progressing that well either.

In a surprising announcement, Tusk proclaimed that if Ukraine have problems meeting their obligations then Poland would happily host the whole tournament.

Correct, similar to what I had mentioned in an earlier posting on this topic: "...and if Ukraine isn't adequately prepared, Poland offered to hold more games in their country. As I see it, either way, it will take place at least in Poland."
