Buying a flat in Poznan

Hi all - I'm new to this forum, but have been reading posts here which are all really informative, so hopefully someone will be able to offer me advice!
My girlfriend (Polish) and I are looking to buy a flat in Poznan, partly as a buy-to-let, but mostly so we can move over in a couple of years.
The questions I have are:
1) Is considered opinion that it's better to buy off-plan or new, or to buy an exisiting property?
2) Can anyone recommend any good estate-agent's websites?
3) What is the best target market for renting out to? We're thinking high end. Does anyone know anything about this? Or any agents that could help?

I would buy off plan, but prices are high relative to value. Also note re Friday's Gazeta Wyborcza that prices per sqm have levelled off in the last quarter.

At the high end there is quite a glut of properties and not many company's need to accomodate expats or temp workers any more, so you may end up renting to students. Figure on getting a maximum rent of about 2000 zloty for a high end place in the middle of town.

Thanks guys - mamdom is a great website!

Does anyone know of any rental agencies, so I can get an idea of the sort of property that rents out more easily than others? We're basically looking for something to buy for us to live in, in about 2-3 years, but would like to rent it out in the meantime, so don't want to buy something that we really like, but couldn't rent out.
