Translating some Nieruchomosci Definitions...and advice.

Hi,

I'm currently browsing some Nieruchomosci sites, but I don't understand all the definitions...

What does Handlowo-Uslugowo mean?

Gastronomiczny means to do with food? What about beverages, like a bar, is it in gastronomiczny category?

What means "Mieszkalno-Uslugowy"?


I'm trying to determine the whats the best location available for several types of busineses in various cities/towns in Poland. I'm comparing and contrasting... So for example, I'm browsing for great locations for a health-food store, or a bar/pub, or a pizza place etc, but I'm not sure how to search for'em..

Thx, any advice would be helpful.

Handlowo-Uslugowo - retail and services

Gastronomiczny - bar and restaurant

Mieszkalno-Uslugowy - residential and services ( both functions allowed ).

In general while doing real-estate deals on plots in Poland double and triple check everything. If the area the plot is in doesn't have an appropriate plan ( plan zagospodarowania przestrzennego ) you need to have a pre-permit ( warunki zabudowy ) which will specify what permits the plot may apply for. Now these pre-permits are a ***** to obtain ( long, winded admistrative process and the neighbours get a lot of say in the matter ), so tread carefully.

No problem.

With some cities in Poland appropriate plans are in place and things are civilized. In others they have like 30% of the city covered by plan and all the rest is done on the basis of the pre-permits I wrote about. And getting such a pre-permit can take a few years ( not kidding, unfortunately ). Because it is an administrative decision and all it takes to block it is a neighbour filing a complaint, then it goes down the usual polish administrative procedure route ( which includes one, sometimes two<!!!> possibilities of appeal ).

In other words - in some Polish cities You can have two neighbouring plots, one where You can do residential and another were You can't ( and won't be able to in the near forseeable future ). Funny? Yup. Ridiculous? Yup. True? Unfortunately.
