100 ha (250 acres) property in northern Poland for sale. Nice house, lake, nearly 20 ha forest, runway, fence around, 70 ha unused agreable land. Park of 20 ha

I was recently with my family member to check - 40 acres in Illinois, great soil, near highway, old house, flat land, no trees, about 40 miles from Chicago was 520K USD. 1 ACRE about 13K USD.

2,2 mln Euro = 3,2 mln USD, so 1 ACRE = 12.8K USD

So the price is about the same like in the US. But I'm not sure about salaries in Poland versus US..

oh heck.. you can get way cheaper land here in the states.. you can still get farm land for like 4-6k/ac or less in IN.

You surely can - in the country even as low as 3K per ac. And 40 miles from Chicago downtown and 5 miles from the main highway is a very good location...

you can buy a 3 bed house in downtown idianapolis for $10k

Not possible. Unless in the area the police visits once a year only when ordered by court.. (but then still it will be a several times more than that at least).

ok... dollars are worthless at the moment, lets change it to sterling and look at it again

you can buy a 3 bed house in central indy for £10k that is not only habitable but will give you a yield in the region of 25%

and if you only have dollars you can get a good choice of 3 bed houses for $10k

I think it's a chancers market in PL. What ends up happening is property stays on the market for years and then sells for about 60% of the asking price or not at all (very difficult to find out what properties REALLY sell for here). Everyone believes that what they have is worth a fortune. I looked at a completely wrecked mansion house in the middle of nowhere a few weeks back, they were asking 6mln Euros!!!!! It just gets crazier and crazier

Land prices in the UK are £2K and upwards per acre. The UK average is £3200.

$13K/acre would make it very expensive, even in the UK.
It not as if you can do anything other than farm it and selling the food pretty locally. So I'd guess he's asking 4x what the land is worth, possibly more.

Polish average for farming land is something like 1/4 of that and crappy field in the middle of nowhere you can buy for much less than that but don't forget that a guy says that there's a house there and lake, which could be a good place for some tourist business, so saying bad things If somebody didn't even see that area is wrong.

It's not mine property nor I'm real estate salesman- just friend asked me to post this. After anwers I checked prices and it's easly possible to buy something similar much cheaper- so I tell sorry to everybody for stupid proposition. I already told my friend that he have to search someone who will love this place to heavly overpaid.
