Hi : Looking for info re new developments in Krakow

Hi,
I am looking to buy a new build apartment in Krakow. This will be a second family home as I have an Anglo polish family of some 17 years standing - the property may be a great place for my children in their university years... until then (10 years) I want to rent the property to assist with the mortgage.

Can anyone please advise as to a good website/source of any such new/offplan developments in Krakow?

Hi SEQ,

I am over in Krakow to attend a Property show this weekend, and where most new developments will be on show.

I have already been to visit a few of the developments which are close to the city centre, but there are so many new ones popping up all over the place. It all depends on what size of apartment you are looking for, and most important what your budget is.

Tomorrow I am meeting with the following developers ... mieszkaniowy.as who are in the process of building 'Kamienica Herbowa' on ul. Wroclawska. and also angelcity.krakow.pl which is the latest development of Angel Poland Holdings and Lehman Brothers.

If you want to email me please do so, and I can tell you more about the developments.

There are a number of sites worth looking at, krn.pl is one but i think that it is only in Polish; they list developers in all areas of Poland, so click on Malopolska to get the ones building in Krakow.

I run a company which assists investors purchase property in Poland, and have good contacts with English speaking lawyers and also mortgage brokers.

Good point. Hopefully, from the links that I'm gathering (e.g. MamDom) I will get an overview of prices for new developments - I guess min max price per m2 would be a good benchmark - depends on how much I want to spend though :-)
Any idea as to a guideline price per m2 that would represent good value?

Hi SEQ,

it all depends on what location you are hoping to buy in.

closer to centre will always be more expensive ... 10000-12, 000zl/m2 upwards

the Kamienica Herbowa starts at around 8500zl/m2.

Have a look at gardenresidence.pl; this development is around 2 km from centre and they say it is not in a particulary nice area presently, but it is an area due for regeneration ....

Many thanks for that.. it would appear from several threads that the Krakow market is rather worked out. I am also considering £ód¼... we know £ód¼ ... its not the most beautiful town in Poland :-) However, it may be a good investment for capital appreciation / rent before buying my dream home in Krakow/Zakopane in say 3-4 years time on better terms..

Certainly I think Lodz will give you better capital appreciation in the next few years ... Krakow saw around 53% increase in 2006, so it will have to do extremely well to come anywhere close to that.
Predictions for Lodz are around 30-40%, so you're probably right for capital appreciation.

I still think that Krakow has a lot left in it, and it's a question of finding the right developments, and with the best payment plan. I am waiting to hear back from the developer who is building in Zablocie ( presently in a run down area which is earmarked for regeneration), but we anticipate 20% initial payment and the rest on handover for our clients.

I will try and find a link which says that Krakow is still an excellent place to invest ..

angel city hope you get get air conditioning installed to take away vehicele fumes this site is a traffice island roads on all sides,not the most exspensive development theres some at 20000 zl,i,m waiting for the crash to buy. look on krn.pl

I believe that Polanglik is right and Lodz is an ideal location to see your capital investment grow. I have just invested in Lodz in a site where the deposit is only 15% and the development is 10 minutes from the city centre by foot. It is also a very nice apartment block

With trams and buses etc it is just round the corner to Manufactura, the shopping centre with bars and cafes also near by. It has also become a lovely city with lots of money pouring in from overseas investors who are moving businesses there.

If you would like details of this Lodz development, please let me know and I can email you the details. Prices are 6,400 Zloty m2. and that's a good price at the moment.

Hi All

I'm looking to buy in LODZ a 2 bedroom or hosue if possible, most seem to be off plan? is that safe - good and is it reliable do you get the end product. I've been to LODZ many times and want to buy a 2+ bedroom place.

Any good advice please.

Do some checks on the developer. You should be OK. The method of payment you choose might save you money in the long term. Check the forum threads about property.

Just a word of warning with Angel City, I've just heard the developer is looking at charging an extra 2000zl per square meter for the interior fit, but there are a few reputable companies who can do it better for less. Try Joshua Mills Interiors, a new building company with good interior packages, or else ask your agent to recommend a local builder.
