Room in the centre of Warsaw (near Ratusz-Arsenal underground station) from Feb 2011

Hello,

I have a nice room to rent in a 3-room student flat (two other students live in other rooms).

The flat is very well situated - on the corner of Senatorska street and Bankowy square, that is very close to Ratusz-Arsenal underground station, next to the Saski Garden, close to the Old Town, cinemas, theatres, etc. ;)

The flat is cosy, bright, warm and spacious - apart from 3 rooms there is also a lounge. Bathroom and kitchen are well-equiped. There is of course access to the Internet.

The room is medium-sized (ca.9m2) but it is comfortable and easy to furnish. It has a big window with blinds. As for furniture, there is only a bed and one shelf now, you will have to furnish it by yourself (the bed can be moved to the lounge if you have yours).

We are looking for a nice, cultured, sociable person with sense of humour ;)

The rent is 800 z³ per month + bills (water, gas, electr., Internet). If you are interested, contact me at +48 603 888 628 ;)

800zl plus bills for an unfurnished 9 metre room?! That's a bit steep. I know somebody who rents a furnished 28 metre flat one tram stop north of there for a beer a day more (i.e. 300zl).

(ISAM) in Amiens north of Paris .I am going in Warszaw from February 6 to June 19 2011.
I am Erasmus and will go to the 'Warszaw Scool of Management' SGH .

Hi, I'm rather interested in your posting. Just some quick questions;

- How will the bills share be calculated? the utility bills for the flat divided equally amongst the occupants of the house?
- How is the internet managed? a Central wireless router? Or do occupants each have their own internet?
- I'm assuming there's a fridge, is it shared amongst the occupants?
- wait. no chair and desk?

For anyone considering this place, the location is very good.

For a flat share 9m2 room unfurnished. This price seems on the high end, 400 PLN would be inline + bills. A polish student I know has just rented a 40m2 studio 250m2 away from this area for 850 PLN per month ex bills.

That is a very good deal. I assume it must be without the administration charge too: for 40 m2 in that area the czynsz is going to be 350zl a month!

The place is just off Al. Solidarnosci close by the Arsenal restaurant and comes with a parking space, inc of the czynsz it is around 1,150 PLN. I was recently informed by friends that a flat they had been renting out next to the Hilton for 3,200 PLN netto ( 89m2, 3 rooms) according to the agent they should expect no more than 1,600 - 1,800 PLN netto, because of over supply on the Warsaw market.

The oversupply is only really noticeable in certain sectors (namely large expensive flats). According to what I see and hear, rents for small (35 to 40 metre) places are actually going up for the first time in several years.

A friend of mine (you know him - name begins with T) is looking for somewhere at the moment and says exactly that. Really hard to find a small flat at a reasonable price.

As far as the area is concerned, even if you go a touch further to Nowolipki or Anielewicza, that sector there is a good area for rentals, its close to the stare miasto and has great connections, metro and trams to all areas of Warsaw. If I was looking to rent a place in Warsaw, I would certainly choose Muranow over Mokotow.

I like Muranow. Wola is cheap too, and has excellent links to the centre (from the east part of Wola anyway) however it has a bad reputation. I'm not sure that's justified, though I was occasionally uncomfortable walking through certain parts at night. Very good shops though, and rental prices tend to be cheap.
