Im Looking to buy a new appartment in Lodz

Im looking for a new appartment in Lodz to purchase.

It needs to be near the centre, near a park, near a tram stop and near the Technical University.

My gf put all the stipulations onto it :D

Take my advice and don't listen to her. I know you're probably blinded by love and all the rest of it - but any 'new' apartment in Lodz is likely to be a very, very bad purchase at the minute. There are countless horror stories of Brits being burnt in Lodz at the minute - and the construction quality of many of these new places leaves a hell of a lot to be desired.

I've just noticed that you are 35 and the girlfriend isn't even 22 yet.

For that reason, she's highly unlikely to know the Polish housing market and even more unlikely to have a grip of what is a sound investment in Poland and what isn't. The fact that she wants a new flat in Lodz tells you everything - anyone with of sense in Poland at the minute is staying away from newbuilds. In fact, newbuilds in Poznan are going for cheaper than commie blocks in some areas - which should tell you everything about the unpredictability of the market and the possibility of losing a lot of money.

You probably think that your relationship is 'special' and 'unique' and that 'nothing will ever come between us' - but so do many other foreigners. Many of them have ended up burnt, with a flat that they can't get rid of for love nor money - and in the end, they end up with neither.

From what I know, there are some good (but older) flats available in Lodz. Take your time, investigate the market thoroughly and go for something that will allow you to break free if needs be. I'm guessing you haven't been with the girl for particularly long - and while you might think 'she's the one' - cover your ass!

try a flat near Politechniki or ¯eromskiego Street-it's near the centre, near park and near the Uni. Unfortunately , there aren't any new flats, but in good condition.

I don't seem to get this in my checker list, I only just saw these replies.

LoL its not her who wants the new flat it is me. She just said that is what she wants so she will live in it, she will stay at her mums if she does not like my flat.

Its a long term thing and not an investment, 9 years before I can finish my job and move to Lodz. I'd rather have my own flat for the weekends I'm in Lodz that stay at her Mums house. I'd like it before you join the Euro too. I'm trying to sell my house in the UK but the Market is dead there at the moment.

My Polish wife and I bought in Lodz a few years back off-plans in a new build. We paid slightly over the market odds off-plan to get a reputable builder. Worked out for us as we paid about 3300 p/metre. Market rate shot up since. In the city centre some were quoting 9000, but 7000 was generally the top end. Although nothing is selling now prices really aren't coming down like the UK. Developers are not advertising prices anymore though. Buying near a student market is wise but you have to be realistic about what they will pay, generally 30-35 PLN p/metre p/month. Take expenses and 22% VAT off that. You need to set up a company as you are a foreigner and there are penalties if you sell up within a certain time frame. Also if you rent for longer than a year the tenant ends up with all kinds of rights. You can only raise the rent by a stipulated amount each year and you have to pay to eject protected tenants. Our builder was BRE locum and I would recommend them. The only development they have now is east of the city though. I have heard some horror stories of sinking blocks too - be careful. Currently there are many apartments bought by foreigners at the peak back on the market at stupidly high prices. Won't take their loss but need money.

Note that here estate agents and all kinds of leaches operate. The buyer often has to pay the commission here! They will charge both side if they can get away with it. Cowboys the lot of them.

I have a 1 bedroom appartment due to be finished in Scheiblera's old Cotton Mill on 26 May if you're interested. I'll check the thread to see if you are.

Who do you work for? Did you buy a property before completion and now you want to sell it?

I have seen the site and I was looking there before.

What sort of price were you asking?

Yeah but how realistic will you be with the price? Dozens of apartments bought in Scheiblers loft are for sale even though they are not complete. People bought them off plans at the peak of the market in 2007 thinking they could sell before completion at a profit. Now there are few buyers and mortgages are hard to come by. They are now quoting as little as 4,500pln per m2 on gratka.pl for them and they're still not selling. People paid over 7,000 for them.

steve, there is a new development just behind south piotrkowska (address 276) which are for sale. They are overpriced but one of the few new blocks in the area you are seeking (about 5,600pln p m2). There is also a development at 280. They cheekily try to charge per m for the mezz floor too! All developers here are open to offers though.
