Long-term apartment in Krakow

Hi,

I'll soon be moving to Krakow and need an apartment (from beginning of September 2010 to the end of June 2011). Any suggestions where to look (real estate agents one would recommend)? Also, what areas are best in terms of easy access to the city center, safety and cost. I'm curious about Podgorze, is this area rough are fairly ok? Rental prices in Kazimierz seem a bit high so I'm fine with living a bit further afield as long as public transport is reliable and quick (20 minutes or less) to the city center. Any advice would be much appreciated.

I'm also looking for an apartment (if theres a reasonable price), but there's a cheaper option of staying at one of the student dorms.

In order to find a flat in Krakow, you can ask to an Estate Agency. I found my flat via the Volker agency in ulica Karmelicka. Bear in mind that when you ask to an agency in Poland, the tenant must usually pay a fee equalling one month of rent. It's worth mentioning because things are not always announced clearly.

You can find comfortable flats of all sizes in modern "blocks" in areas like Krowodrza (North), Bronowice(North/West) or in the south on the other side of the Wisła (Ruczaj, Kurdwanów) although I always considered those places to be too far away from the city center. I do not recommend Azory (North/West) because of poor service in terms of public transportation, you will be isolated there.

Beware of old blocks or old houses, even in the center, which may be interesting on the first sight but are subject to frequent dysfunctions of the heating system / gas / water in winter.

Actually, in order not to be too far away from the center, choose a flat within the following perimeter:
North: not beyond the E77-7-79 highway
West: not beyond ul. Armii Krajowej and not beyond the Błonia park
East: not beyond Rondo Mogilskie
South (that means on the other bank of the Wisła): not beyond Dębniki or Podgórze

Krowdrza is great in terms of a quick connection to the city. I think it is something like eight minutes to the main station. I would however be wary of moving to somewhere like Kurdwanow I have heard a number of horror stories regarding muggings

Anyone here have any advice or comments on renting in the Prokocim area of Kraków? It's close to Tesco open 24/7 and other shops, close to trams and minibuses to city centre, close to the American childrens' hospital. But how safe/rough is the area? Flats there (from the bus I travel on) seem to be from the old PRL period and possibly a bit slummy.

It is better to look for flats near tram stations rather than bus because of terrible traffic jam in Krakow.

Good point! And I will add that it's better to find a flat on the northern bank of the Wisła in case of flooding like we had one month ago, where the City was about to close a bridge near the Wawel, which would have forced many people to waste a lot of time by going another way round.

North, of course! And the closer to the centre the better, you can find even 2 bedroom flat for about 1600PLN, decent standard.

I've been living in Krakow for a year and three months now. The best way to search for an apartment is through krakow.gumtree.

The only thing is that you would need to speak some Polish to be able to do that. But I think it's worth the trouble to searcht through the apartments with a dictionary or ask a Polish speaker to help you. That's what I did, my Polish is really bad.

I myself will be moving out of a 1 room apartment some time in the near future. My girlfriend and I decided to move in together and look for something bigger.

My landlord speaks perfect English. The apartment is 40m2, has a really good size, separate kitchen, balcony and a cellar to keep your bicycle.

The rent is 1200PLN a month. The utilities range anywhere from 100 zlotych int he summer to 300/350 in the winter. So, the total is between 1300-1550PLN

The address is Odrowaza 36. It's with a walking distance to the main square.

Just don't get fooled by some agents and owners (usually "10 minutes walk from the centre" means in fact 15 or 20.

I'd recommend Kleparz, Nowy Kleparz, parts of Grzegórzki, Kazimierz if you look well enough can offer good apartments worth their price. But usually when they learn you're not Polish - the price elevates to even 30% more.
