Information on buying development sites in Poland

Hi all,

I am new to this site and looking for information on buying development sites in poland as part of a consortium or individually, I have bought and sold propety in Ireland and don't have any experience abroad,

Can anyone advise on the best areas in Poland to explore??

what are the people's experiences in purchasing sites/property?

ok.. do you dabble in polish property or property investments in general..?

I'm think of heading to Poland for the first time in a month or two, to see if there are any attractive apartment/site, basically something as an investment, any advise would be appreciated?

Firstly BubbaWoo is the person who has all the information, he don't know what he is talking about and probably send you bankrupt, secondly Poland does not welcome greedy investors. So don't bother.

thanks for the reply hullo... and to set the record straight i'm not a greedy invester, I have a few quid to invest abroad and I believe Pland has potential, looking for possiblely a Polish guy to go 50/50 on a plot of future development land, so opportunity for a pole to set up a partnership and make something of it and obviously create employment in Poland... to be blunt about it am i wasting my time here, or are there anyone on-line who have similar interests and experiences??

I have just returned from my 8th trip to Poland in 4 months. My partners and myself have been looking for sites on which to build apartments. do any of you have any knowledge of, or contacts for, plots for sale in Wroclaw which have development potential. Have just returned from there, and finding it extremely difficult to find such investments. Any help/advice would be greatly appreciated.

How big is a plot ?

hi if you would be interested i have some information about development propetities on the south of Poland near Katowice there is some land for sale and some commercial properities there are two international airports near by very industrial area and community of about 3 million people.

hi i have bought a couple of properties in poland, though not development projects,

i have 3 observations

1) there a quite a few UK companies doing quite a lot of development in poland - slough estates for example

2) there is a labour and building materials shortage in poland - the cost of new developments are raisng fast

3) having said that, there is a lot of new development under construction

size of plot I have in mind would be in the order of 1 or 2 hectares.

I'm aware of inflationary and supply pressures of both labour and material in the construction industry, but thanks for observations.

Most local people are buying plots like this.........10, 20 and even 30km from the centre.

The labour shortage is part myth. It depends what you want doing.

when you say local people are buying similar size, what is their intended use? eg. self build single house for own use / development of multiple units for resale / speculative purchase in the hope of selling on the land later when city "spreads"?

When local people buy land it is for a self-build home, something for the future. Some people are buying land and holding on to it. These people will sell when the market is right for them, which means when foreign folk are allowed to by [without problems].
You have to remember that a lot of people live in council rented property and buying in the suburbs and countryside is seen as an investment.
Something for the future = Polish people pass on property to the next generation.
Development companies don't operate in the countryside, yet. However, local builders might build three or four units on a plot.
Building outside of town has many problems...... no gas supply for example. Plus, you can't build on farmland without good reason.
