What kind of property would you buy in Poland?

I want to know what types of properties would you like to buy in Poland? new houses? old farms?...any other ideas? what could be the most popular trend and why?

I am English , i bought an old farm in the country....If i had the money , i would buy a very nice house with its own land...Why ...well itsn,t that what most people want to do....???

I would like to buy a flat around Sopot, dont know if I would be able to get anyone to rent it when I wasn't there.

Has to be beside the sea or water of some sort for me.

I have to agree with you there Bubba .... I work with a developer who specialises in holiday homes, which can be considered at the luxury end of the market, and these get snapped up very quickly !

Its all about the marketing and even more importantly the FINANCING options.

Financing a property purchase in Poland is an extremely stringent procedure. Buy to let mortgages "non existant" interest only mortgages "non existant". Certain Banks require a credit report from Experian.... Hell no, Hell yes im afraid. The slightest blemish will send your credit application crumbling down.

is this still the case ?

I remember when I was applying for my mortgage a few years ago this was indeed true; fortunately my credit report was perfect, but the mortgage broker told me that even if there had only been one missed payment on a credit card then many banks would not touch you !

I think it may be slightly different now; all our clients will be applying for their mortgages in about 12-18months time as they tend to go for the preferential payment plan of 10/90 or 20/80, so with most developments not expected for completion till end of 2008 or sometime in 2009 they will only be applying for their mortgages around 2-3 months prior to handover. I have been running my company for just over a year, and up to now none of our clients have had to apply for mortgages on properties bought via my company.

The mortgage brokers we deal with have said things are improving, and it is possible for most people to be accepted, but the interest rate may not be that attractive :o)



Zakopane is probably the best known ski resort in Poland .... and prices are very high in my opinion, in fact on par if not exceeding Krakow prices. We see that investors are looking at other areas of Poland to purchase holiday homes.

Having said this my company will probably have some Zakopane properties available early next year, at the moment we're at the negotiations stage - other properties we have are in Wisla, and these are proving very popular indeed.

A lot of Poles are looking for holiday homes in seaside resorts as well as places like Mazury (lakes).

Like I mentioned earlier, the holiday homes my company has access to are at the luxury end of the market, but even these are selling well.

We attended the first Polish Property Show here in West London over the weekend and I can see myself quite busy following up a number of leads - having said that, in my opinion the show was badly advertised by the organisers and only Poles attended, and not British investors.

A house and lots of land, in a peaceful secluded area, with a farm. :-)

Is there anyone left in Poland who can afford a flat in Sopot? Prices there are mental! Plus there is that strange story about the legal ownership of property in Sopot concerning properties sold over a seventeen year period where the paperwork may not be legally binding.
I bought a flat in a pre-war property a few years ago when everyone was buying the crazy 'new builds' on the outskirts of cities. Places that look like suburbs of Paris but in Poland are filled with wealthy kids, lawyers etc. (unlike the ones in Paris!). Now all these people want to sell up and buy old properties which have dramatically risen in value. Amazing eh?

ok! thank you very much guys:) So.. most of you would consider buying either a farm with its own land or a holiday home. I imagine it would be some environment friendly farm similar to BBC's "It's Not Easy Being Green" series?

Next question then: do you think virtual tours would help you make the right decision? I mean interactive presentations that include panoramic photos, still photo galleries, details etc, do you think its the future of real estate advertising or should i forget about it?

I dont think its poor advertising, more likely the fact that Brits are having property exhibitions shoved up their arse. Exhibitions were extremely profitable back in 2005 but not anymore, too many overseas proprety companies specialising in exhibitions.

trust me on this one Wroclaw Boy ..... the advertising was non-existant for the foreign investors ie. Brits , whilst the advertising for Poles could have been a lot better.
