Land purchase in Michalowice, Krakow

Hi

Im a 1st time poster to your site. I am considering purchaseing some development land in Michalowice, outside Krakow. Anyboduy got any insights on the area e.g. potential for the future.

Hi Twister

How large of a site are you looking for? What sort of development? I would advise to purchase a parcel that either is already zoned or having the zoning in the process of being approved. Most land sites once you crunch the numbers are high risk as building materials are escalating everyday and many of the parcels are over priced. I would advise to find a site closer to the centre of Krakow where one can sell at a higher price. Wola Justowska is presently a popular development area. It is close to Balice (airport) and is on public transportation as well as being only a few minutes from the Main Square. If you need any futher information I'm more than happy to assist.

If you are looking for some one to help you, I suggest you contact Rafal Maresch of DKM in Krakow. He is fluent English speaking and Polish by birth and runs the DKM estate agecy in Krakow.

They are very knowledgable about the area and extremely helpful - email him rm@dkm.pl

Hi Michael C and Arthur

Thank you for your replies, I have almost completed the purchase, it is 1270m2 of land and is zoned residential, it is in a land called Zerwana. Michael C, I notice that you are a real estate consultant, is that in Krakow, would I be able to contact you re: the possible sale price once units are built? I have also sent an email to your referral,thanks.
