New apt in Warsaw - Advice needed please!

Hi All,

I am considering buying an apartment in the Ochota area of Warsaw for €150k.

Do you think this is a good area? rental potential?

Any advice would be great thanks

id recommend you fly over and look at any investment with your own eyes before parting with such money.

Thanks, do you know where the Ochota area is? is it a nice location, proximity to the city centre?

How many square meters? Which year was the apartment built? Does it have a parking space?

84 square meters and includes parking space. it wont be built till 2009.

Do you think this is good?

seems about 7 tys sqm which isnt bad for warszawa

ive never heard of ochota but i dont really know wawa... have you checked what local prices are on the net?

Yes Im from Warsaw
It can be, not bad but not pretty good

Stara Ochota (Old Ochota) is the best localisation - Uniwersytecka, Filtrowa, Plac Narutowicza

78 sq is not a large one. But I guess it's a Polish standard. I guess that's a good investment.

In my opinion better is to buy smaller apartaments(about 40 sqm) - more biger apartament more dificcult to let.
For that price you can find a house on the suberbs of Warsaw (20 km from the centre) .
Many people sell their apart. and start to think about buying or building the house.

Hi Paddy,

At the moment. the way prices are rising, and with much investment going into Warsaw, i don't think you can go too far wrong in buying anywhere in Warsaw.

However, i would agree with Kasia13's comment about purchasing a smaller size apartment. The optimum size is between 40-60m2. (Studios or 1 bedrooms); these would be easier to rent.

However with smaller sized apartments being the most popular, they are also the hardest to buy. When developemnts go on sale, it is the smaller units that get snapped up first.

I think you'd do best to invest elsewhere in Poland, unless you have a reason to invest there. You will get good information from the RedNet site.

Hi,
Why are you thinking about Ochota? Ursynow is much better with underground railway and easy connection to the city centre, especially apartments along KEN street/
Rates would be between 10.000-12.000 per square metre in case of apartments ca. 50 square metres
