looking to buy an apartment in warsaw ok mokotow

is it possible to find an apartment in mokotow built ok 2000-2008 for ok 350k pln--450k plnseems all i can find are in old blocks , maybe modern block are more expensive, by the way is a 1953 cegla block worth considering . many thanks

Yes you can find new build for that money but only 30 to 40 square metres. Yes modern blocks are more expensive, about 20% to 30% more expensive than old blocks. I would most certainly consider an old block. In fact I live in one myself (from the late 1940s). The trick is to make sure you buy one which hasn't been renovated: that way you can have everything done exactly the way that you like it and you know it has been done properly. The quality of most new build stuff is more than a little shaky. Noise insulation is a particular problem and one that is amplified by the Polish habit of buying a new apartment and then spending a couple of years finishing it over the weekend.

thanks very much harry, im feeling a little better already, when you say old one being renovated ,is this common and how would i find such, i have been looking at oferty.pl . idealy im looking for ok 53m2 3 pokoi smallish cegla block in a nice location eg mokotow. i have a property for sale in mazury ,this should leave me ok350,000pln , any advice would be greatly accepted

Oferty is good. So is domiporta.pl. Unfortunately you are not even going to get close to 53m for 350,000zl including everything. In areas like Mokotow prices will simply not go below 8,000zl per square metre (and even that will be if you find a seller who needs to sell in a hurry). You'll need another 2,000zl per m2 for the renovation, although you could maybe squeeze that down to 1,500zl per m2. And you also need to remember about agent's fees, court fees, notary fees, etc. So for 50m2 in Mokotow including renovation and everything else you looking at 500,000zl, not 350,000zl.

sorry one that has not been renovated , many thanks. (late forties) impressive!! im a big fan of poland , a question of honor,general nil, lakes, mountains, tree lined roads,open plains,etc.... by the way around how much to renovate 53m2 anyone??

Precisely. It's a superb neighbourhood: good building stock, plenty of green spaces and even though it is closer to the centre than Mokotow or Zoliborz, it is cheaper than they are!

It's not a graveyard. Those bits are in the North of the large ghetto.

Muranow (also worth checking is Mirow). Just make sure you only look at the brick stuff.
