I am getting into property investments and have a property I am flipping in Chicago. I live in long beach california. I seen your post and was wondering is poland a good place to invest inn. And do you do any investments in the States.
Are real estate markey has come to a stand still in many areas.
In Californai certain areas are experiencing a dead stop in sales. But in some neighbor hoods its as strong as ever.
So were else do you do your investments?

I have property in the UK but at the moment, the only other country Im investing in is Poland - I have a partner there which makes things much easier and I love the country... plus there are bargains to be had and the market hasnt fully opened up yet - there are still restrictions on who can buy what but this will change over the next few years... The Brits like to buy holiday/second homes aborad and there are still some wonderful undiscovered regions all over Poland...

As time goes on, and things go according to plan, I will look elsewhere... thailand, spain, at the top of the list but that is still some way in the future...

What are the typical per square metre costs in Wrzeszcz and Oliva at the moment.

I have seen details of a development called Bretowska Gate , on the road to Gdansk city centre from airport. Have you heard anything about thius development.

wrzeszcz and oliwa are averaging somewhere around the 5K zl mark... you can pay more... or less... depending...

i have heard of bretowska but havent investigated... not overly interested in new builds...

thanks for reply.why would you prefer secondary market to new build? Is it down to price. what is the quality of structure like in the second hand market. is there as much interest in purchasing a second hand apartment as a new build?

Do you have a website or anything where your properties are detailed?

ive lost out on a couple of new builds / secondary market can be turned over quicker / locations are often better for secondary / better deals to be had in secondary / personal choice - i prefer to work with buildings that have a bit of character when possible...

it varies tremendously - often good / in need of cosmetic or general repair / derelict

yes there is... soe people will have grown up in a communist block and a quite happy to move into a capitalist block... others have a bit more taste...

i have just signed on a large residential/commercial complex in central wejherowo and have already been approached by a number of potential investors

i am waiting for a property inventory and technical report, due at the end of march, and will then be in a position to talk about options

i am just booking up a fortnight in july for 4 of us,in the tri city again, and a friend and i are going to spend some time lookin around, as for last time we were far too drunk he he, let me know if you'll be out there.
i am also learning the lingo (trying) with help of my polish friends here.

Myself and 3 other Irish guys are trying to source development sites in the Tricity area. Since just before Christmas we have made 6 trips and usually stay in Sopot which we all love.
We now think that we have sourced 2 sites. We have an english speaking solicitor who set up a company which we seem to need if purchasing land. He has told us that we need a Polish shareholder and director. We also need a registered office and an accountant who needs to be paid monthly. We are being quoted what I would consider pretty high fees for each of the above services (even by Irish standards). Anyone know what the going rate should be ??
I hope to be back in Tricity early next week.

You have replied to both my postings. i will be booking flights in the morning. Flight times and days from Dublin change next week - for the worse !. I should be arriving in Gdansk airport at 4 am monday morning and flying back on wednesday morning at 8 am. We usually splash out on accomodation and stay at the Grand in Sopot.
Would you be around mon or tues ?

consortiums are an ideal way to make better return on profit!

i.e. 20 people with 100,000€ (for arguements sake). buy an office block, renting it out at a rate that gives a return more than dbl that of a bank savings or current account

nice

its still a requirement for foreigners G... unless they think outside the box... and have a laywer who realises there is more than one way to skin a cat...

Not much for investors in Ireland these days. Property prices are starting to fall for the first time in about 10 years. Stamp duty rates are much too high here, 10pc on commercial no matter what size and for most residential properties in the Dublin area stamp duty is 6 or 9 pc.
I do hope to agree a deal early next week on a site near the old town in Gdansk on which we should be able to build 75 or more apartments. Four of us are working together and using mainly other investors money.

its some lads here in Ireland - one of the members i work with, they own a big bank building in berlin (cost them 20million to buy) they get 20% interest on it! per annum as opposed to banks 6%

The land will be bought by a Polish company with a Polish shareholded and director so everything should be ok.
German commercial property can give pretty good returns with 7% to 9% being readily available. The only problem is that leases are normally 3 or 5 year. Long leases of 25 or 30 years which are the norm in UK and Ireland are very rare in Germany.
