Property websites in Krakow

Hi,

Can someone please tell me some good proprety websites for Krakow and kazimirez, im not finding that much using google.

Google 'Mamdom'. I have bought three properties through the agents on this portal. But I don't see why you want to buy in Krakow. The price reports from Mamdom show that the prices in this city have moved nowhere for nearly a year and a half. Sounds to me like you are following the other sheep.

Our site is regularly updated with new offers in Krakow, property-krakow.com
We also market properties in the city of Bielsko Biala, where prices are much cheaper (around 30-50% of Krakow)

we have some rental listings on property-krakow.com, otherwise you can try gratka, krn or krakow.gumtree.pl - but you will need some polish language knowledge to navigate and check listings

Eleanoroconner, why does it sound like im being a sheep? im not looking to buy for investment purposes. My girlfriend lives there and I love the city which is why Im interested in Krakow.

i dont want to live in krakow personally .. nothing wrong with the city as i have been there i want to live in somewhere on a permanent basis to be honest not buy to let kinda scheme like most do

With regards to the above discussion, I can see from my own experience (as an agent based in Krakow) that the pure investors (such as eleanor!) have definitely moved on from Krakow, and are looking for better value elsewhere in Poland or the CEE. Krakow just isn't as cheap as it once was, and when you look at the fundamentals for BTL investment, you will see it is hard currently - given the relationship between purchase price and rental return - to make an investment pay it's own way. However, I will say that there is some realism now coming into the market. Vendors/developers have discovered that investors are generally not willing to pay ridiculously over-inflated prices for apartments, and the prices of some developments have even fallen by 10-20%. There is a difference between an offer from a speculator (who has paid very little and stands to make a big profit) and a genuine seller - someone who wants to sell their investment and not hold on for a sucker to pay top dollar. We are seeing more realistically priced deals now in Krakow, and this will be good for turnover. As for the types of buyers we are seeing now, there are still some pure investors (after all, Krakow IS the jewel of Polish cities and should always command a premium) together with those investors who have fallen in love with the city and want an excuse to spend some time here. There are also buyers with Polish roots. Some more good news is that rental prices are on the rise (catching up slowly to the increase in purchase prices) and there are more quality tenants around - the growth of outsourcing and offshoring in Krakow is resulting in lots of new employment and increasing numbers of expat workers who want a nice place to stay. Invariably the kind of apartments bought by foreigners are appealing to such types. Whilst I will continue to live and work in Krakow, I too (about a year ago) decided to look for a cheaper Polish option (personally and for my clients) which I found in the nearby city of Bielsko Biala. We now also market properties in this city which are about 30-50% of the price of Krakow.
