Landlords and flat owners in Poland - how do you choose your tenants?

Hi ,
I have a question for landlords and flat owners :If you had 4 potential tenants interested in renting your property, on what basis would you choose? How do you select one among the others ?

Their income*(is it a taboo to ask what the salary of a tenant is ?)?Their gender? Their job?

Thanks for sharing your ideas.

Hi there.
I wouldn't ask for their income. I know you need to know if they'll be able to pay their rent etc, but imagine if you went to see a flat and the landlord asked you for your income details. Would you disclose this to them? In my opinion, you could ask them.

1. Is their job permanent or temporary?
2. How long do they want their tenancy for?
3. Why did they leave their previous flat/house?
4. Get a couple of references from them.

I know these questions may seem a little intrusive, but at the end of the day, you do want a tenant who will pay their way and for you to have peace of mind.

This is standard practice in the UK. When I rent one of my properties there, the agent does the research and supplies me with 3 months of bank statements for each tenant, an employer's confirmation of employment contract, salary + bonuses and they also check the references that the tenants supply.

Here in Poland I play safe by renting either to friends or friends of friends, or to corporates through an agency. I've yet to be given the same level of detail as in the UK, but I don't see why you can't ask for these details :) Basically I meet the people and decide whether they seem reasonable and then take a month's deposit and hope for the best. So far so good...

Yes of course , there is no way you can rent a place in Germany,UK, Italy France Spain etc without showing your bank statements or pay slips or Income tax forms.

Why would it be a problem to disclose your income details ?

If one needs a loan from a bank,don't people have to show proof of their income?
