Looking online I notice that most properties come with the description by sq mtrs and rooms.

To ask a stupid question what does rooms actually mean Living room+bedroom(s).

So what should I look for if I want a 2 bed property?

Also, I am trying to get my head around Sq mtrs, In the UK we go by individual room measurements, with normally a plan.

So what is shoebox size, family size and getting on for penthouse size

If it is in the Polish language, rooms means bedrooms plus living room.
So if it is a three roomed apartment, it should have two bedrooms.

There are lots of free conversion programs on the net, like this one Click here.

It is common practice here to get a plan before you even see the apartment.
This will have the room sizes on it.

Here is a very rough calculation.

15-25 shoebox size. (studio).
40-50 m2 1 bed.
50-60 m2 2 bed.
70-90 m2 3 bed.
130 + penthouse.

I see that Property Secrets have gone bust .... a lot of stranded buyers out there I would think, who don't have the first clue about the Polish property market.

Unbelievable, theyre taking the money and running, creditors will be lucky to see any of their funds back. They will get tied up in a never ending Insolvency circus where the only winner is the insolvency practitioner.. Its legally spent on every single procedure where the hourly rate can be upto £600 and not usually less than £150. Thats emails, phone calls, everything even the secretary answering enquiries will be billed at around £250 / hour all taken from the creditors pot.

I hope its a big pot £250,000 can be eaten easily and quickly depending on the case and id imagine this one is failry complicated.

www.mamdom.com in spite of all prices of real estate going down, are among the only ones who saw some imaginary 22% rise of prices (!?!?) in Lublin and Krakow... which brings big questions about the validity of this website

One of the biggest real-estate agency in Poland. It has affiliates in Warsaw, Wrocław, Gdańsk, Olsztyn and many other cities. Their webpage is multilingual so it`s very easy to navigate.

Ive never go anywhere near Mamdom, it was an OK resource for foreign investors, i know that the Director Tim Hill has published a few books, its pretty biased stuff to be honest.

That's one thing I'm trying to do with my company - avoid the situation where most of these companies have links with certain businesses and they cream off two lots of profits. I like to think that we can actually be impartial. I've certainly got no interest in promoting overpriced property - I wouldn't buy it myself, and I can't expect anyone paying me to actually recommend something like that to them.

(rare in Poland, I know...!)

Mamdom is ok, but I have never used it myself. The only advantage is the fact that it has listings in English, but it doesn't look like they are updated too often these days, and there is lots of overpriced properties which have been left on there for a long time. If you are after a good portal with Polish properties, then there are lots of Polish-only portals which are much bigger and better, such as krn, morizon, nportal.

I think this should be in the past tense delphiandomine! A few years ago, every man and his dog (and many of them dodgy) were trying to flog Polish property, not to mention Bulgarian/Albanian property etc. The good thing about the correction is that hopefully most of these dodgy operators have been flushed out.

On a related point, when are the mods going to do something about this guy who is spamming the real estate section of Polish forums? I am really sick of it. It's impossible for sane people to have normal discussions about the market!

I agree they are way overpriced and I think is mostly serving to brits i bought mine through news papers also hiring realtors who manage properties are so slow too much into there own interests even when they charge u 9% i had to rent my on myself(with help of a friend) after they stayed vacat for 6to 9 months at posh central location.
The builders are even now dropping prices on houses apartments are down by almost 25% but good commercial ones are still high residentials(some new ones) are even asking 19 to 23 k a sq metre which is outrageous and u have to put around 2/300 in it.i guess its the first time poles are seing a downward trend in there realestate but they are not willing to accept and they do have holding power as there is no real estate tax minimal)and minimal insurance(if they have it)
Average return on residentials are around 2.5 to 4 max and commercials are3.5 to 6 on solid investments if the tenanant is solid.
Best way to buy is ask ur friend/gf or any polish speaker to get on newspaper and drive around with gps cuz the realtors in poland arent that motivated(cuz they had the golden era only) will show u cpl of properties and back off so u r on ur own basxically:)

gumtree... you can buy or rent direct from the owners. If you don't speak Polish, google translate does a fairly decent job.

Be careful with Gumtree though with renting - people seem to have a very nasty habit of putting one thing on there, then the reality is completely different. I'm not sure why - when it's immediately obvious when you visit the property, but hey.
