Where can i buy a cheap house or a flat in Poland?

I am interested in real estate buisness , could someone suggest me where can i buy a cheap house or flat in any corner of poland ? condition of the house or flat doesnt matter.......

There are lots of cheap houses in Poland (usually built before the WWII and in not-so-good condition). But such cheap houses are located in the country (let's say a dozen or more kilometers from the city). Unless you like living in the country, it's not a good choice for general investors IMO.

one area that seems to have reasonable prices at the moment is lower silesia [sp] and the area around Jelenia Góra - Wroclaw being the nearest large polish city

The cheapest option would be a house in the country, as 'hello' has already mentioned. But if it comes with land you'll have problems.
A cheap house becomes an expensive house if you want to do it up.
Go for a medium priced property. At least you can live in it from the get go.
Size is important. Measure the floor space in square metres, and count total number of rooms. A bedroom counts as a room.

So, what are you after in terms of size ?

ive checked a couple of sites - there are plenty of properties out the for more or less what you want to spend... just depends if you want to buy where they are...

i guess price of the flat in tri city would rather be about 500.000,00 PLN which is about $170.000,00 - don't ya think? of course as long as I know real estate prices in tri city :P
but if the price is really 50.000,00 PLN I'd be veery interested too

i don't think you'd find any apartment that's 10 sq. m., and tri city price per sq. m. are about 5.000 pln - try to check it if you don't belive - but as long as i read your posts on this forum you know it :P
my knowledge about it is as good as I live here

you are right about the sqm rate maverick - but your maths isnt too hot

smallest kawalerka i have seen was in gdynia - 14 sqm

The house i'm selling is in Gdansk, but now i live in Gdynia.
You are right about smallest apartments, but i don't think they'd attract anybody - especially for investments. So apartments about 50 sq. m. which isn't more then just comfortable for 1-2 persons would cost about 250.000 PLN which is relatively closer to what I wrote. For 50.000 PLN one can buy only something for complete reparation I guess.

I agree. Most of the apartments are below 100 sq m. that's for sure
still I try to sell a house that maybe isn't cheap, but as far as I know it's an oportunity. This year and the next house prices are going to go up. It's simple - apartments market is high enough, and houses prices are still low. It's really posiible to buy a small (150 sq. m.) house for less then $150.000 which is a price of 85-90 sq. m. apartment. So now houses has to go up. About 60% in 1-2y. (calculations are not mine, but professional)

i dont know if house prices can go up - people just wont be able to afford them if their sqm rates reach near those of appartments.

what i wonder will happen, similar as in the uk, is that people start converting their houses into flats - a house the size of your could be converted into 3/4 good sized flats which would be, in theory, much easier to sell from an affordability perspective... and a better investment.

i also think people will start moving out of flats in the centre into cheaper places further out of town... places like wejherowo, reda, rumia are going to shoot up in price in the not too distant future... buying land and building houses in places like osowa will become more and more attractive...

... what are your thoughts...?

I think, that places like osowa, rumia, banino, pruszcz are really attactive. But I also think, that prices are going up, and they will be, but not so long, becouse thay are already high as for Poland. Last year flat' prices had grown about 80-100% which is depandeble of city and region. Houses prices didn't grow so fast - actually they didn't riase at all.
You're right about convertion - it would be a good way, but flat's sqm rates are higher than houses sqm rates. sqm rates for apparments will not go much higher because of polish socity debt abilities. Foraigners are not purchasing so much to calculate them as a strong segment of the market. They are important segment, but not necesserily strong
As I observe the market I think house's sqm rates are about 50-70% lower than for flats and appartments. That's why I wrote that market is going to regulate it itself, and house's prices are going to grow about 60%.
Places like you wrote are not full of appartments, so thee is going to be a developer's boom, and many building will be build. But for now, most of these areas are coverd with small houses, low building and so... most of the appartment building are old, and new are just developing, or going to be. And like that is almost everywhere in Poland. That's another point for me thinking that appartments prices will not go up this year, and if, it won't be much.
I'd realy convert my own house into two three flats, because flats market is much more fluent - as all over the world is because it's cheaper. But to be honest I'm not sure if I wont loose on such a transaction - not saying that it's almost impossible to do. The hose is to comfortable. It's well advertised, but still I can't find buyers. I mean it. There is interest aabout it, but not serious...
