Temporary residence card to obtain a mortgage in Poland?

Hi, I currently live in Bydgoszcz, Poland with my girlfriend, and I wish to buy a property. I am currently renting at the moment. I am British and have a british passport. I was told that to obtain a mortgage secured on a polish property, I need a "temporary residence card". Has anyone obtained one of these? If so, how long was the process? Also, what is the best polish bank to obtain a mortgage from? I hope someone can help. Regards, Britguy

You may find that some of the best mortgage deals are only available to those with Polish residency. However, it is now easy for foreigners to get mortgages. I have used OpenFinance as brokers and found them very helpful. They are in the main cities. No doubt there are other good brokers.

hi Britguy, i am married to a polish lady and have my temp card, alot of paperwork is involved, it would be easier to ask your girlfriend to find out about it for you. Not to hard if you are living together and have been in a long term relationship

Open Finance are brokers so hopefully they will pick the best lender. Of course, they charge a commission. I'm UK resident. Stephen

Hi, depending on which office you process your application. In krakow it took 4 weeks as long as you submit all the documents needed in the first instance. Oh, and you need more then a residence card to buy property in poland. You need permission from local majors office! Sorry to put another object in your way. Im british and i have been here for 6 months, its better if you find an accountant and a lawyer. It dont cost must compared to the pound. If you wnet down this route, you will get accurate information straight away and the whole process will be much quicker. This is not England. In poland you need to prove your self and have support all the time. Most people in poland dont understand how their own system works. Thats why its important to have legal support all the time. 9/10 polish people working in goverment offices will not be helpfull enough because they dont get paid much and they dont get trained with the right information. Wise words from Steve 25. To get a mortgage where there is no commission to pay (which is what I did) fill out the form at: mamdom.com/polishmortgages.php and for a solicitor: mamdom.com/polishsolicitors.php I have bought three properties in Poland and don't know anything about this "residency cards" but I left all the paperwork to those who know what their doing. They asked me for this and that, I gave it to them, and I purchased. Much easier than trying to do it yourself!

Regarding Open Finance, from what I have heard they push pretty much all foreign applicants in the direction of Noble Bank, to whom they are affiliated (same ownership I think). Noble Bank do not have very competitive interest rates and their fees/commissions are also high. My business, Poland Mortgage Direct, uses some of the major banks - BZWBK, Deutsche, Millennium, Fortis to name a few - these mortgage offers, should the applicant qualify, are very competitive and the same as what a Polish applicant should get (though LTV max is usually 80-90% for foreigners).

......... ......... ......... in poland everything is hard ./realy ..is very poor coutry, poeple they still rememeber them past , they are living with past, they is not help even about information , everything with polish longauge ../ you have always to have some one to expand for you procedure and what is writing in papers , streat, offices, no life for some one from abroad, poor coutry, peole they are poor in mind , women better than men they are more responsability. thanks

halo I agree with anby B. do not go to open finance because you will be given noble bank offer without checking other options. do not use millennium - they need translation of all documents which are not in polish DB- the best offer at the moment but a bit you will wait 1-2 months fortis - low LTV and terms of the mortgage. only pln available BZWBK - they do not give finance for self employed now, full time jobs are also rejected, they need advice just write me regards Daniel mortgage advisor - free lancer daniel.podpora@gmail.com
