I want to buy a 2 bedroom apartment in Krakow - suggestions and advice.

I want to buy a 2 debroom apartment in Krakow. Any suggestions and advice welcome. I would be spedinging in the region of 700000pln to 850000pln plus additional for fit-out etc.

I did a quick search on our website and found ten two-bedroom apartments priced at 850 000 PLN or under, most of which are in the city centre or within a radius of 2-3km of the centre.

I have a two bedroom apartment for sale in krakow currently on at 790000, it is a newly renovated apartment in an old building close to the wawel castle If you would like to see photos please get in to touch, It is a much loved apartment but new baby forces return to UK

I suggest that you do not buy any property off plan , just get something already buillt and newly renovated like the place Bonduk is selling above.

Good advice. There are lots of newly completed apartments available on the secondary market at present, and it's much less risky if you can see the finished product and know exactly what you are getting, particularly in terms of build quality and aspect/view etc.
Also, there are lots of investors (both Polish and foreign) who over-extended near the end of the boom and now need to sell on completion, so there are good deals to be had. The discount in buying off-plan is really not high enough to justify the added risk at present. Not only have a few developments in Krakow been still-born, but in other cases there have been massive delays (up to 2 years and still not finished), and also a few instances where developers have asked for more money on signing the final contract. In particular, the Bud Mar investment on ul.Lwowska and the Leopard tower on the corner of ul. Kijowska and ul. Kazimierza Wielkiego. Both developers overstretched themselves and had to take out very dodgy loans, the cost of which they are now trying to pass on to the buyers.

There are too many factors that you need to take into account besides the sqm. Is this a new build, communist era build, kamienice? Is it the top floor of the building? Are there new windows? Is the gas for heating and hot water? Is this a modern efficient 2-phase boiler?

I have an apartment of about that size in an old kamienice. Apartments above and below, 4m high ceilings, with new windows. Gas for heating and hot water. In the coldest winter months maybe 250zl, in the summer maybe 50zl (hot water only).

Thanks for responding, its a old style renovated apartment, has furness in bathroom which heats water to 4 points, I was told 500zl for 2 months in winter for heating.
