Real Estate Agencies in Poland (they are greedy for money)

Has a Portuguese, previously working in the Portuguese aliens and borders service, many times I was ashamed and embarrassed by the treatment that many people offered to immigrants in Portugal.

Also, many times I saw immigrants be treated as they should, with the respect that one is deserved when sacrificing himself in a completely strange country.

Never the less, I was not pretending to be like that, but for public reasons I decided to leave Portugal for a good amount of years.

So I found myself as an immigrant in Poland.

And now I ask one simple question to you all...

Why the real estate agents think we are so stupid, as to ask for 1.600 PLN in fees, for renting one apartment of 1200 PLN a month?

Why they keep raising prices to foreign as me, that came here to help a polish company, and I'm spending the money I earn in Poland, here???

Can you answer me?

Polish residential real estate agents are a useless bunch of effing retards. You will have better luck searching for a flat on your own instead of paying some idiot money to open a door for you.

You are foreign and you are a target. If you fight the battle you may win.

In Poland some dishonest people will multiply by four the local rate.Just be careful and let some Polish friends contact those agencies for you.

Their fees should be clearly stated on their websites or publicly displayed on their shop windows .(?)

If not the Polish Government should pass a law about that.

Always ask their fees before .

The simple fact is the practice is illegal in most countries. When renting/buying a house it should be the landlord/seller that pays. In Poland in order to complete a transaction you must pay someone who is acting in the other party's interest to provide you a service. This is simply wrong.

It will eventually end up in the European Court if the Polish Government don't act, and be found to be illegal.

Unfortunately, in the UK letting agents (agents that act as middleman between a landlord and a tenant) have for many years been charging fees to the tenant when the contract is commenced and sometimes at renewal and at the end. These fees range from GBP100 to the more usual GBP200 and in some agencies GBP500. They also charge a fee to the landlord.

The cost of checking a tenant with a credit checking agency is usually GBP25 or less (it can be as low as GBP10) so the agents make a lot of profit.

The UK government allows this fee, despite many complaints.

I agree . However in the UK, France, Germany ,the Real estate agencies in order to provide the landlord paying them a fee(usuallythe equivalent of 1 month rental) the best candidates, on top of organising visits of the rentals ,will ask a lot of references to potential tenants like their pay check, annual income, tax forms+ make them sign the tenancy agreement and sending the tenants a monthly rental invoice etc .

In Poland they don't do anything like that ,they just open the door for visits and tell the landlord when someone is interested in renting his / her property. That's it, am i right ?

no, but I am adding emphasis on the uselessness of the residential agents here. This is after having our house listed with seven agents as well as my husband doing work for it- and none of the agents knowing the specs of the house when showing it to a client.

However insulting others, or misleading the subject to other countries is waste of time:
1. The focus is why polish agencies behave like this.
2. How one should defend against this.
3. Could I present the case to a court, to have the money back and force the courts to rule a sentence that could act as law, as stated above? Even if it does not help me, but others in future.

I agree with irishlodz , should be the landlord that pays the agency for providing the good candidate and have the visits to estate.

So you either had to google retard or work as a real estate broker. I.e., you lose.

Pip is spot on. About 99% of all real estate agents in Poland are totally and absolutely useless. Simply look at the photos most agents take. Blurry and pitch black are the words that come to mind. Most agencies one redeeming factor is that the properties they have listed, besides being on websites that are sometimes impossible to navigate, quite easily tell you where the property is located, allowing you to directly contact the owner.

Someone who works in the finance industry recently advised me against buying in Poland for the time being so I am thinking of renting somewhere if the 4700 zł /m2 apartment I was thinking of buying is now sold. So, anybody here on PF who could help me assess a tenancy/rental contract or translate it into English, please PM me. I prefer not to go through rental agents as they charge fees to tenants but if you're an agent whose fee is very low (by that I mean under 200zł) or who doesn't charge then I would be interested in hearing from you if you have a good value 2-rooom in Wrocław or Bielany.

Most rental contracts arent worth the paper theyre printed on. Second, almost nobody declares their rental income, so renters do have a slight, albeit slight, "upper hand" in this regard.

If you're looking for a place to rent, then open up google translator and surf gumtree.pl, oferty.pl and szybko.pl

If youre too daft to do any of that, then just go through an agent and pay through the nose.

By providing skills that they needed and had (or want) to contract a foreigner who had them, thus moving to Poland and spending the money earned within polish borders.
