Snagging and selling an apartment in Wroclaw.

We have an apartment in Wroclaw ready for completion soon. We are looking for someone to do the snag list on it. Is there an engineering company that would do this without ripping us off; someone offered to do it for 2000 euro!
We are also thinking of selling it on quite soon and are trying to find out what is the best way to do this. An agent quoted us 5%. Is this reasonable? Others have suggested that we put it on the internet and do it ourselves. We'd really appreciate some guidance on this. Thanks.

be aware that the market is slowing in many places

Thanks for that. Yes the 5% was for selling. What is the normal commission? I have Polish friends who can put it on the net for me but what is the most effective way of selling at the moment? I'd appreciate any leads that you might be able to give me.

5% Commision- You are being taken for a ride. Don't forget to add 22% VAT on top of that. You should expect to pay about 3%, but that is negotiable depending on a number of factors (primarily the value of the property). Considering how slow the market is now, you may have some leverage in negotiating.

Put on the Internet - You can always post on this forum and Gumtree in English, and place your own ad on Gratka & Domiporta.

Snag List - I'm not certain that snagging is too common in Poland. If you are going to sell the property, then you should leave it in developer's standard. In that case there should not be too much to snag. If you are going to fit out the interior, it will make it that much more difficult to sell. In any case 2000€ sounds very generous. How big is the property?

Johnnyboy, did you get any information on snagging in Wroclaw. Im in the same position, apartment is finished however I am finding it difficult to get somebody to do snagging?

by all means avoid the real estate agency parasites - not only they will take 2-5% from You but also from the buyer and they will not help You with anything. I was looking to buy an apartment in Wroclaw between December 2007 and April 2008 - I saw more than 30 aps. and unfortunately had to meet about 20 real estate agents. They are a lazy and incompetent bunch. Try the web and newspapers in Polish and English.

The market is certainly slowing down standard agency fee is 2.9% however in most cases negoitable to 2%, you should also check whether you may be liable to pay a 10% property tax as you have not owned the property for five years.

just sell 'as-is' and forget snagging or punch out lists.
