a unique LOFT project in LODZ

i must admit that currently in poland, lodz, an amazing residential project is taking place. i understand its not new but nevertheless its unique worldwide. having done due research nothing can compare to the Scheiblers Lofts in lodz <uscheiblera.pl>.

i am not advertising as anyway the whole project is long sold out, i am just expressing my admiration for something like that. i have seen lofts in london, NY, amsterdam etc but never came across to a loft project of that scale. Lodz should be proud for featuring such a project. kudos

hence, i would invite people to express their opinion. very welcome would be the views of professionals, in particular achitects.

i think loft developments can provide exciting living and working spaces. when i first looked at the project in lodz i was impressed not only by the proposed design including carefull integration of original features, but also the scale of the project.

there are a lot of similar buildings in poland, although many on a much samller scale, that once renovated would offer wonderful places to live and work but so many people seem to prefer the cramped rooms and low ceilings of new builds...

I find that very interesting :) Wonder if there is anyone else who is interested too ?

i didnt, no... all my investments are in the tri city and surrounding region. there are some wonderful old buildings in gdansk that would make great living/working space but they are being knocked down for new builds which is a pity imo

...such a shame they are being knocked down..they'll regret it in years to come I think :(

I'd like an older apartment somewhere. Wondering if it's easier to buy something that is older and could be converted. I'm just looking though at the moment. I think you have to be there to buy anything.

had this discussion countless times... especially with my business partner who looks at me with confussion when i suggest keeping the beautiful original features whilst renovating... actually, its not confusion its just an understanding that the market doesnt want this...



there are beautiful old appartments all over - many of them have already been renovated and they are often alot larger than new builds hence go for more as value is calculated on sqm



first lived here ten years ago but its been on and off as i am a wanderer and dont like to be in one place for too long... spending a lot more time here over the past 18 months or so

I can imagine. :( That's why I'd like to get an older house. Do it up, live in one apartment, maybe rent out one or two.......seems a good idea.

Thing is you have to be there in Poland to make the right choice, I think. Location is the most important.

lol - thanks for the compliment... i know a moderate amount about small parts of poland... and make the rest up as i go along... ;-)

just to add that it is very important for people to understand that they must preserve the old buildings and respect the history of the city and the continuity. more to that, it is facsinating to add modern elements to a classic urban landscape. old red brick combined with modern glass and steel atriums and facades are spectacular.

what i mean to say is that it only takes money to create something monstruous modern, like the development landscape of dubai - but polish cities like krakow, lodz, etc they have something that money cannot buy...

I totally agree with you on that. I wonder if there are any similar projects on the go in Krakow ? I'd love to live somewhere like that :)

construction business in poland is very much geared by fast money and greed. this is a unique opportunity to build beautiful buildings, yet most of what you see are not so appealing fenced block of flats. and that is what "investment" in residential market is understood by polish & foreigners.

if you were a developer you wouldnt really like to mess with restoration. why should you? in order to have all the trouble related to such special project? and the authorities on your neck? if you could make the same money by erecting another ugly block of flats that people would buy with very lax aesthetic criteria, why should you bother?

i have invested in uscheiblera and i can say that it is an amazing project. the largest brick factory in europe turned into lofts! i have bought there several appartments and i have now 1 for sale at very good price. if somebody is interested, please send me a message PM with name, email and phone number and i will send my offer...

hey not bad. i like the modernest in it. love it. how much would it be to buy one. i dont live there but im interested at what something would cost like that.
obviously you can't really change the outside, but i would have liked windows that are square and reach the floor. but they are pretty nice, i would buy one, or rent.

Does anyone know about lofts in Katowice?
I'm living here and looking forward to move to a loft, but i cannot find neither a new project or any old building to rent.

I have along with my friend invested in the old textile factory at uscheiblera in Lodz. I am from England and have invested in 5 properties there. I have no doubt that in the next few years this development will be much sought after. Although Lodz has some way to go compared with other cities in Poland we feel it has all the right ingredients for a prosperous future. Geographically it is well situated, it has an airport with growing links, investment is gathering pace and the City has an increasing number of regeneration projects. It also has a fabulous new shopping centre (built by the same people now constructing the uscheiblera apartment project). Many of the hotels in Lodz fully booked at weekends as people travel to Manufactura for shopping. Lodz has a good selection of bars and restaurants on the well know Piotrkowska Street.

Hi - I have spent the last 18 months traveling to Lodz looking at property. My back ground is that I am a Surveyor, and have an understanding and appreciation for architecture. The development at Uscheiblera when finished I think will be very, very nice. I don't know if you have visited Lodz but there is a very large shopping complex called Manufaktura. The building at the shopping centre is very similar in looks as to the residential development at Uscheilblera. In addition and within the immediate area there will be a commercial development at Textorial Park. These are similar buildings but this time for office space. In additional you are only a couple of miles from Piotrkowska Street which is well known for its bars and restaurants. I have attached some links for you to have a look at. First is the loft development in English, second is info on Manufaktura, third is the nearby office development, and fourth some info on nearby Piotkowska Street.

Lodz is changing and due to its geographical location to other major cities, expansion of it's airport, new motorways and new fast train link to Warsaw I think this will become a more and more popular city. But this is only my opinion

I can only agree with Neil. Lodz has a fascinating history, a melting pot of cultures: germans, polish, jews, russian. its unique location has been recently only too well emphasised by the decision of DELL to open in Lodz its European manufacturing and logistics centre.

i have travelled a lot, i've seen places. lodz is a cinematographic city, its urban landscape is very dramatic.

manufactura is a mind blowing project that you need to see to believe. i would never think i would call a shopping mall beautiful. behind it the main building will be turned into a hotel and conference centre. the french and the austrians jumped into the opportunity to invest there many years ago, and it has paid for them.

when uscheiblera is completed it will look as amazing as manufactura. the idea of turning such a iconic building into lofts is -to say the least- fantastic. i cannot imagine anybody with some aesthetic, some appreciation for architecture and lifestyle that would not like to live there.

the appartments were sold out in 3-4 days. the story says that there polish celebrities that wanted to buy there but were to late. another story is that of a lady arriving from warsaw at the sales office of uscheiblera with a bag full of cash wanting to buy there and then, pleading with the personel who had completed the sale faster than anybody would have imagined.
